If you can afford about $500 a year, I would highly recommend you buy into a home warranty program like we did. When anything goes wrong with your house systems (HVAC, plumbing, electrical, appliances, etc.) your service calls are about $60 and if they can't fix it they buy you a new machine. We love our policy! It has saved us close to $10,000 over the years.
The furnace is old and will have to be replaced. We're hoping that's the worst thing the inspector finds when he does his thing for us tomorrow.
